The Residence

The Residence is located in the quiet  exclusive residential area of Nicosia  in  Ayios Dometios. It is a building of two separate volumes, offering spacious one to four bedroom apartments.

The lobby and circulation are located in the center of the building taking advantage of the distinctive shape of the land creating two separate volumes facing in opposite directions. By placing the apartments at each end of the long axis, the building is filled with light, allowing all the bedrooms to have corner locations and  the advantage of cross ventilation.The residence utilizes its plan  for each of its apartments to create both long and deep verandas allowing the indoor space to flow into the outside.

Parking  is covered with easy access to all storage of the individual apartments.

BUILDING   SPECIFICATIONS

The building – Description
The building is composed of four floors and 13 apartments: the ground floor where the parking spaces and the stores are located, the first floor with four apartments (two 2-bedroom and two 1-bedroom), the second and third floor with the same units as the first floor (two 2-bedroom and two 1-bedroom) and the fourth floor consisting of a 4-bedroom penthouse. On the first and third floor, there is the ability of joining the apartments and creating a three and/or a four bedroom apartment. 

Structural specifications

Energy Performance Certificate

The Buildings comply with the local Energy Performance regulation and have an A’ rating certificate of energy performance and low CO2 emission.

Apartments Energy Performance rating A for 101,102,103,104,201,202,203,204,301,302,303,304,and 401.


Frame  

The frame of the building will be of reinforced concrete.

Walls 
The masonry infills will be constructed of bricks and three coats of render internally. Externally a thermal insulation system will be applied. The exterior walls will be 250mm thick and the interior dry walls 100mm thick. 

Roofing – Waterproofing
 Non-reinforced concrete, 4mm asphalt membrane insulation, extruded polystyrene. Non-reinforced concrete and cement based water insulation on the verandas and all external floors.


Floorings
All internal conditioned spaces with underfloor heating will be covered with 100 mm screed on lightweight concrete screed for covering services.


Paint-work
Three coats of emulsion paint on interior walls in general. Three coats of emulsion and spatula on interior ceilings.  Sandex paint and spatula on exterior ceilings.  Oil paint or hummerite paint on the metal surfaces of railings. Oil paints in general will be applied in three coats (primer, undercoat and finish).


External works
General earthworks and concreting works for the shaping of exterior spaces. Low concrete walls on the ground floor at a height of 1m. Construction of public pavement at the entrance of the building and landscaping.  


Plumbing
Water supply will be achieved with a pressurised plumbing system of pipes of a minimum 15mm diameter, hot water return pump, solar collectors with an electric immersion heater, sewage /drainage and drainage gutters on the terrace for rainwater. Water tanks of 1 ½ tons capacity for each apartment of the 1st, 2nd and 3rd floor and of 2 tons capacity for the apartment of the 4th floor. Hot water supply system will be achieved via solar collectors and electric element.   
Mechanical works
For the 1st-3rd floor apartments : Water underfloor heating system with electric heat pump of high energy class for each apartment. Supply and Installation of air-conditioning units (split units-DAIKIN mini VRV inverter heat pump pump) for each apartment by the installation of the necessary piping, drainage, power supply and external units. Mechanical ventilation for interior lavatories/bathroom.


For the 4th floor apartment : Water underfloor heating system with electric air-cooled heat pump of Variable Refrigerant Volume (DAIKIN VRV of high energy class). Supply and Installation of air-conditioning units of Variable Refrigerant Volume (DAIKIN VRV heat pump) by the installation of the necessary piping, drainage, power supply and external units.




Electrical works
Installation of electrical parts of European manufacturer. At least 12 free plug sockets, 2 telephone outlets and 2 television outlets to be included for the 1-bedroom apartment. At least 16 free plug sockets, 3 telephone outlets and 3 television outlets to be included for the 2-bedroom apartments. At least 24 free plug sockets, 6 telephone outlets and 4 television outlets to be included for the 4-bedroom apartment. High quality video-phone (intercom) system, electric immersion heater and two-way light switches in the bedrooms. In the kitchen all fitted appliances will be wired inside the walls by a spur fused unit and will include points for oven, microwave, kitchen hob, washing machine, dishwasher, refrigerator and extractor fan. 


Elevator
Installation of one 8-person elevator with an alarm system in case of emergency. 


Metal works
Anodised aluminium windows and doors with double-glazing. Aluminium Venetian Blinds of external use for the bedroom windows and doors. Metal balustrades to staircases. Metal glass railing on the verandas. 
   


Wood works
Internal doors, wardrobes and bathroom benches with HPL laminated boards. Kitchen benches and wall units with MDF lacquered finish. Entrance door of the apartment to be ½ hour fire – resistant with timber veneer finish. The bench tops will be of techno-granite.


General
Letter boxes will be installed at the entrance hall of the building, one for each apartment. A lightning rod central television system (aerial), provision for cable television connection.
