The building – Description
The building is composed of 9 apartments, the ground floor with one three bedroom apartment, the parking spaces and the stores, the first and second floor each having three apartments (2 two bedroom and 1 three bedroom) and the third floor with two apartments (1 of four bedrooms and one of three bedrooms). The 3 bedroom penthouse apartments A301 and B301 will own the biggest area of the roof, which will be treated as a private veranda. Another smaller part of the roof will be common space area. The ground floor apartment will include most of the yard for its own use.

Energy Performance Certificate
The Buildings comply with the local Energy Performance regulation and have an Β rating certificate of energy performance and low CO2 emission.

Frame
The frame of the building will be of reinforced concrete.
Masonry
The masonry will be constructed of bricks and three coats of render. The exterior walls will be 280mm thick and the interior walls 150mm thick. The apartment’s partition walls will be double wall 250mm thick.
Roofing – Waterproofing
Lightweight concrete or extruded polystyrene and insulation with tar paper sp thickness 4 mm on the roof. Lightweight concrete and insulation with tar paper sp thickness 3 mm on the verandas.
Floorings
Light concrete screed for ceramics and marble and concrete for carpets and parquet floors.
Paint-work
Three coats of emulsion on interior walls in general. Three coats of emulsion and spatula on interior ceilings. Sandex paint and spatula on exterior ceilings. Oil paint on the metal surfaces of railings. Oil paints in general will be applied in three coats (primer, undercoat and finish).
External works
General earthworks and concreting works for the shaping of exterior spaces. Low concrete walls on the ground floor at a height of 1m. Construction of public pavement at the entrance of the building and landscaping.
Plumbing
Water supply with pressure system for the penthouses and gravity consisting of pipes of a minimum 15mm diameter, hot water return pump, solar collectors with an electric immersion heater, sewage /drainage and drainage gutters on the terrace for rainwater. Water tanks of 1 ½ tons capacity per apartment and hot water supply system with the use of the solar collectors and the electric element.
Mechanical works
Central underfloor electric heat pump type heating system for each apartment. Supply and installation of air-conditioning systems (fan coils) for each apartment by placing the necessary piping, drainage, power supply and external unit (chiller). The 3-bedroom apartments (B101, B201, B301) have concealed fan coils while the 3-bedroom apartment B001 has a concealed fan coils in the living / dining room and wall-type fan coils in the bedrooms. The two bedroom apartments have wall-mounted fan coils. Mechanical ventilation for interior lavatories / bathrooms.
Electrical works
In general electrical parts of European manufacture. At least 24 free plug sockets for the four bedroom apartment, 6 telephone outlets and 4 television outlets. At least 21 free plug sockets for the three bedroom apartment, 5 telephone outlets and 3 television outlets. At least 16 free plug sockets for the two bedroom apartment, 4 telephone outlets and 3 television outlets. Video-phone system of A' quality, electric immersion heater and two-way switches in the bedrooms. In the kitchen all fitted appliances will be wired inside the walls by a fused spare unit and will include points for oven, microwave, kitchen hob, washing machine, dishwasher, refrigerator and extractor fan.
Elevator
Installation of two 6-person elevator with an alarm system in case of emergency.
Metal works
Anodised aluminium windows and double glazing doors. Aluminium Venetian blinds of external use for the bedroom windows and doors. Metal balustrades to staircases. Glassed railing on the verandas and roof.
Wood works
Wood works from the company C.G.Gregoriades Ltd. Internal doors, wardrobes and bathroom benches laminated HPL type. Kitchen benches and wall units MDF lacquered. Entrance door of the apartment ½ hour fire – resistant with timber veneer finish. The bench tops will be of granite.
General
Letter boxes will be installed at the entrance of the building, one for each apartment. A lightening rod will be installed at the roof. Central television system (aerial), provision for cable television connection and provision for satellite television system.
